The building process is a crucial part of building your investment property. At Shergold Homes we make this process smooth and timely so that your experience remains hassle free and cost effective.
We will take care of everything. Building a new property involves liaising with council, engineers, surveyors, insurance companies and an array of tradespeople. All this needs to be coordinated in a rehearsed sequence and with the appropriate control measures in place. This might seem a daunting task for a newcomer, but at Shergold homes we have perfected this procedure over the years.
By the time we hand you the keys, your home will be complete and ready for tenants to move in. And we will ensure the construction process takes a minimal amount of time to ensure your finances do not suffer.
The plans of your new property need to be approved by the local council authority. Before these can be submitted to this authority they need to be produced by a qualified draftsperson; this process is started as soon as you notify shergold homes of your approval of finance and providing you have paid your initial deposit to shergold homes for the house construction.
When settlement of the land has occurred, we can send these plans to council for approval. The length of approval varies and depends mainly on the council we are submitting the plans to; this can take anywhere from 3 days to 5 weeks.
Upon receipt of the approved plans we can start construction of your property.
The first step in building your new property is laying the foundations for the house; this is commonly called 'the slab'. In most cases this is a big slab of concrete through which run the plumbing for sewerage and stormwater purposes.
This slab is the foundation of the property and on which will be built all the other components of the house apart from 'outdoor areas' such as the patio.

The slab stage is usually completed in 2 weeks
The frame of the house will make up the walls and support the roof, it is the skeleton of the house. Inside this frame is placed all the electrical and plumbing components for the house. The roof structure is also put in place.

The frame stage is usually completed in 3 weeks
This is the most exciting part of the construction as all the walls, roofs, windows and ceilings are affixed to the frame and slab. By then end of this stage what we have looks like a house.

The enclosed stage is usually completed in 4 weeks
Now we are putting the finishing touches on the house. All the appliances, blinds and floor coverings are put in place and the painting and patios completed... your house nearly smells like brand new.

The Fixing stage is usually completed is 4 weeks
At this stage the house is 95% complete and final touches & rectifications are being done. On top of this, the external areas of the property are taken care of such as driveways, fencing & turfing/landscaping.

The practical completion stage is usually completed in 4 weeks
It is at this stage that you might want to come and inspect the property and ensure all has been done to your satisfaction. We are only 2 weeks away from giving you the keys and it is the perfect time for you to point out final touches you would like us to attend to… From here we need to ask the bank to release the final payment and this takes us to the last stage of building your property.
The keys are now ready for yourself or your property manager to pick up… your property is complete and ready to earn you money… The tenants can move in and make the financial wheels of your portfolio turn round & round
